Maintenance

We will maintain every property so that it is safe, clean and respectable.  We will make sure the structure of your buildings, yard and driveway are ready for use.  

If you ever notice anything during your tenancy that needs maintenance, submit a request through your tenant portal.  Your tenant portal will also allow you track the status of the work through completion.  You can also reach us by phone, email or text.

Online Statements and Rent Payments

We want to make your life easier.  Our online portal gives you the ability to pay your rent online 24/7 from your computer, tablet or smartphone.  You can also set up your payments to be automatically paid each month!

We also want to be transparent.  Your tenant portal makes it easy to know where you stand 24/7.  It is easy to see all your payments and transactions and we are available to answer any questions you may have.

Additional Services

Emergencies

We understand there may be times during your tenancy where an emergency situation arises.  We want you to be ready for whatever happens and understand that we are here to help you get through it.  

Whenever an emergency situation arises, submit a maintenance request through your tenant portal immediately and call us at (872) 222 - 7368.

If you ever feel you are in danger, call 911 immediately!

Furnace outages

First, review the emergency procedures found at Affordable Refrigeration's website here. 

If the furnace still does not work, call Affordable Refrigeration (715) 297-8917 and ABCRM (872) 222 - 7368

Important: If the furnace outage was a mistake or caused by the tenant, the tenant will be responsible for the cost of the service call plus a 10% service fee.

Electrical Issues

Check the fuse box or circuit breaker.  It may have blown a fuse and needs to be replaced or the circuit may need to be flipped.

Plumbing Issues

Turn off the water at the shutoff in the basement or closest to the leak.
